Good afternoon, everybody. My name is Josh Hernandez. And today, we’re going to be taking a look at Flexmls for Real Estate Pros, the app for Android, or if you use the mobile website, it’s also the mobile website, will look almost exactly what I’m showing today. So I am going to first talk about getting the app. If you don’t have the Flexmls Pro app for your Android device yet, I’ll show you where to get that.

And I’m going to demonstrate on the mobile website today. We’ll talk about that a little bit more why I’m doing that as we get there. And then there is a new search interface that’s being released for the Android app and the mobile website. And it’s being released on June twentieth, so one day from this initial broadcast.

And so that’s what I want to show you today, what that new search looks like. It’s new, but it’s also very familiar, so we’ll go through that. Working with the search results, again, some slight changes to the interface there. So I’ll highlight how to work with those search results, and then we’ll even save a subscription.

We’ll save a search for a contact that will send them automatic updates via the subscription. We’ll invite a contact to the portal where they can run their own searches. They can save their favorite listings and will also review where to see contact activity. And these items in the bottom don’t really change from what the current workflows are.

I’m just going to show you what it looks like and so you’re familiar with that and because it’s great functionality to be aware of when using your app.

With that, let’s talk about where to get the Flexmls Pro app for Android. So you can go to the Google Play Store, which I’ve actually just pulled up via website right here. And this is probably what it would look like on your mobile device. You can search for Flexmls Pro and you’re going to see the option for Flexmls for Real Estate Pros. You’ll download that on your mobile device.

Now this actual release for the search that I’m about to show today does not come out until June twentieth. So I can’t see that when I show you on my app on my phone right now. So I’m going to be showing on the mobile website, which will mirror what we’re doing here, but I have access to kind of a beta site to show you what it looks like.

So I’m actually going to be showing here at m as in mobile dot flexmls dot com and that’s almost exactly the same as the app. The app has a few more features like being able to text people easily and things like that because you’re on your mobile device. But I’m just going to go ahead and bring up my mobile website. So I’ve got that here. Now the mobile website, you will notice a difference with your mobile website compared to the Android app.

And the big difference is you’ll see my menu with my search icon, the flame for the hot sheet, contacts, collections and more, that menu is at the top of my screen. The big difference on the actual android app, it’s the same menu, but I believe that’s placed right at the bottom of the screen. So that’s the only difference.

If you’re looking at your screen and my screen and see some differences, the mobile website just puts the menu at the top of the screen. Now I’m going to move on to my next slide and we will talk about searching in Flexmls. And if you’ve attended any classes before about searching, you’ve probably heard somebody say it’s a three step process search find act You search for listings.

You view and select results, and then you take action with those results. And that search, find, act workflow is more prominent than ever when using the new search UI.

So what that looks like, you’ll see I’ve got my mobile website here. And the cool thing about the mobile website versus just something like the app, if I change my screen size, I’m just going to make this a little bit bigger just to show you search find act. I’m going to click on new search, and it’ll take just a moment for this to load because, again, this is not live for you yet.

I’m on the beta site, so we’re just on the testing site right now.

So your load times are going to be considerably faster than what’s happening in my current demo. But as I look at this screen and I talk about the search workflow, search find act, it’s really moving left to right. Search, I put in whatever I’m looking for in my search filter, location, price, bedrooms, bathrooms, whatever it is. I can view the results in the center panel and then my actions.

If I’m moving across the top, I see filters. That’s where I enter search criteria. The middle panel where I can save the search is where I review and select results. And the actions in that top row, it’s just looks like this little tackle box right here, the actions panel. I can click to expand that and you’ll see all of my actions available.

And what this means when you’re using your actual mobile device since your screen won’t be spread out like this, is it will look like this, but I search. That’s where when I clicked on search and came to this page, it started us on the search templates. And to get to the results, I’m just going to click this little arrow at the top of the screen. That’s the middle panel where we can view results.

And then to take actions with the results, again, right at the top right, you just click on that briefcase, and then you’ve got your actions panel. And to get back to the results or the search, you just collapse that and move. So you’re really navigating between three panels when you’re in your mobile website or the actual app.

So let’s take a look at just entering search criteria, and this should feel very familiar. There’s no real change here. These are the same search templates that you’ve had available. So these are in the MLS that I’m currently using in, but your search templates for your MLS would look slightly different than this. They would have the fields that your MLS has.

Same fields in the full website are available here on the app. So you can select a template for example if I was doing a land search or farm, I could select from those drop downs. For today’s example, let’s just start with a residential search. I’ve got my location field, so I can use those or just type in the location that you’re looking for. And in this example today, I’m going to look in West Fargo.

So in this MLS, it’s the it’s the Fargo Moorhead MLS that I’m demonstrating in. I put in West Fargo. You can keep typing in multiple locations for today. I’ll just do a single location, but you can add as many as you would like.

And as I scroll down the template, most MLS’s have actives set by default to us for search, but you can always click on that and expand and select the additional statuses, whatever is available in your MLS. This MLS uses coming soon statuses, so I could add those. Or maybe if I was looking to start a CMA or something like that, I could look for closed listings.

So you have all of those options For today, in this basic search that I’ll do, I’ll just look for active listings and I’m going to put in just some basic search criteria. I’ll do list price. I’m going to put in a minimum of four hundred thousand and a maximum of six hundred just to get a few results here on our screen.

And as I’m coming down and putting in the search criteria, you’ll notice this white ribbon at the bottom. I’ll see it tells me how many search results currently match thirty seven. And so as I enter in more information, maybe I want a minimum of four bedrooms. I’ll enter that information and let’s go three total baths. And now as I enter that in, we’re down to twenty six results.

So that updates in real time. And just like you’re used to using on the search template, if there’s a field that’s not on the template that you would like to search on, you can always scroll down and you don’t even need to scroll to the bottom because add a field will always be present at the bottom. And when you click on that, all of those searchable fields, I can find the field that I want to search on and add that to this search template.

Now I’m not going to add a field today. We’ll just take a look at these twenty six results. And I can tap on twenty six or I can tap right up at the top. So if I’m just working the page top down and I might tap twenty six, but that takes me to the results.

And at any point in time, if I want to say, okay, this has twenty six results, but what if we change the search criteria to get back to the search? Again, it’s our action row at the very top. There’s the search filter and I can just bring up that search filter again. So you can always change your search criteria. And let’s talk about looking at results. I’m just gonna change this tab right here.

So now we have some of the ways we can view the search results. So from here, you’ll notice I started on the summary tab where I can see the listings, main photo, the primary photo for the listing, some summary information for that.

If I want to get in and look at any of that listing information, I can just tap on the listing itself and go to the detail page. We’ll come back to this detail page in a moment and look at some things. So I’m just going to click the X in the upper right and go back to that list. Now as I’m looking at this, I do have other views available right at the top of the screen where my mouse is moving back and forth.

There is a one line view that’s that list view and if I click on that this is not as user friendly for the app or the mobile website when you’re on a mobile device. If you’re using this, maybe you’re using it on your tablet. That’s when this one line view, I think, really becomes quite useful.

So if I was using this on my tablet, just wanna go to the mobile website, so it’s touch friendly, then this is a nice view to be able to have and of course if I’m looking at any of these listings and I want to look at the details you can tap on the listing and again it is going to bring up the listing card for that right here. So that brings this up. I’m gonna close that out right now.

If I want to keep track of any listings, I can just put a checkbox here.

And if I move from my list view back to my detail view, This will keep that checkbox right here. Now I’m going to put my screen back to kind of a mobile device size here. So this looks more like what you’ll see on your mobile app. And you’ll see I have one selected. And if I keep scrolling down here, I see at the top in the collections, it’s already put that in kind of a saved folder for right now.

Not actually saving it, but it’s just keeping track.

There’s one selected, But also now at the top of my search results, it tells me I have twenty six results and there is currently one listing selected. And if I select another one, for example, eleven twenty twenty fourth Avenue, I’ll select this one. And now it tells me I have two of them selected. And from here, if I go to my map, it’s going to show me all twenty six results.

So I’ll just tap on my map and you’ll see let me zoom in on my map just a little bit. So I can see all twenty six of those located on the map. And I can always hover over that, to get that summary view. You can even scroll through the photos while you have that highlighted. If I just tap that and scroll through the photos here. And I want to show something. This works a little different than how it previously worked.

As I’m in my summary view here and I’m looking at this and if I just want to view the two selected results, this is almost like the full website.

Now I’ll tap on two selected and now it’s just showing me those two listings. And if I go to my list, it shows only the two selected. And if I were go to to go to my map, when I tap on that, zoom in again, it’s just showing the two selected listings on my map. So this is really nice.

This is great, great increased functionality to the workflow as you’re looking at listings and viewing results. Now, this is a fantastic new feature that they put in. Also, as I’m on the map, you’ll notice you’ve got access to the overlays from the MLS. So if your MLS most have the FEMA flood zones, for example, I’ll just tap on that and you’ll be able to see those overlays on the map as well. So I can see the listings I’m looking at.

Just tap. Take that off. And where those listings are in relation to different overlays that are available in your MLS. Now I’m going to come back here as well. Let’s go back to our list.

So we’re just viewing these two selected results right now. But you’ll also notice, I can come over here. There is a new option, a view that’s available. And this is familiar from the full website. It’s never been available on the mobile app before, but this is the stats, the quick stats tab.

So since I’m looking at two listings, if I look at the stats tab, it is just going to show me what I currently have selected. My active listings, there are two. And then underneath that, I’m going to see the average. Now it’s just taking the average for those two listings right here.

But where this really shines is if I were to look for, like, market statistics for a subdivision or maybe I just have I’m gonna pull up. Let’s add some Pending and Closed Listings here. So I’m going to take these two off. So I have just go back to my twenty six results.

And now I’m going to go back to my search, and I’m going to add in those other statuses pending and closed. So I’ll come over here. I just tapped to go to the search and we’ll add in Pending and closed listings. If you add in off market statuses like that, you will see you can have the off market dates, underneath that I could change.

It’s going back one year by default so I’m going to keep that for today but I could always expand that and put in the exact dates for the solds that I’m pulling. But now let’s go back to our results. So I just went from my filter at the top on my summary view, and I’m going to go over to the stats. I’ve got a hundred and twenty results. And this will break that down for me.

Shows me currently there are twenty six active listings, twelve pending, eighty two closed listings. And as I look at that, I’m going to see the average median low high prices for bedrooms, bathrooms, square footage, original list price, list price, the current list price, the sold price, sold price per square foot, list price, because our sale to list price ratio.

So I have all of that information now available when I’m looking. And I even have days on market information here. How many of those sold listings were sold within thirty days or thirty one to sixty or sixty one to ninety? That information is all available here on the mobile app now or the mobile website that I’m demonstrating on.

When you come back out here and let’s actually take some actions with listings. I’m going to go back to active just so we don’t have one hundred and twenty results. So I just clicked come over here and for this example, we’ll look back at just our active listings. We’re down to twenty six results.

And if I were to save the search, we’ll actually save the search in a moment, but I want to point out how it works to now select listings and work with them. Previously, the workflow was not nearly as nice as what I’m about to show you. So I’m gonna select we’ll just do two listings again. So I’ve got these two selected listings.

And previously, you had to go up to the selected folder and then take an action. But now I can do it directly from the search. So I I have twenty six results if I keep scrolling. But I just want to send those two selected listings to somebody. Again, search. We’re on the results, the find page. Our actions allow us to come in. We can save the search. We’ll do that in a moment. Share the search.

Again, we’ll do that in a moment. Or here, share the selected listings. So I am going to come in and just tap on share those selected listings. I can select my contact. So I’ve already got a contact in here. I’ll share it with Megan and I can put in type in my message. Hi, Megan. Here’s some new listings. Let me know what you think of these.

If I’ve got, phone number for Megan, I can text that to her. Of course, I’m just going to email since I’m on the mobile website today. And I’ll tap email those to Megan.

And it tells me that those two selected listings were shared successfully. And to get back to my search results, we’re still on our actions. Remember, I just come up to the top of my page, collapse those search results, and I’m right back here.

If I wanted to select different listings, Maybe I’m gonna come down and we’ll just tap on a few different listings. Now if I were to take actions with the selected listings, it would be those new listings that I’ve selected, not the previously selected ones.

So let me just change this screen because as I’m looking at this, we’re looking at the actions button here that allows us to take actions with our search or selected listings. You also can take an action just for any specific listing. So I’m actually gonna just uncheck these just so we don’t have any confusion here and let’s come down.

I’m going to come down to this one eleven twenty twenty fourth Avenue And maybe I just want to share this specific listing. I can always do that from the detail page. Or even in this quick summary view, you’ll always see three dots. I’ll see those three dots next to an MLS number right here in the list tab. You’ll see those available on the summary tab as well.

So anytime I tap on those three dots, I can take an action for a specific listing. I can share the listing. I can add it to a collection here. You’ll see I can go to a listing showing info, recommending the listing, saving or hiding the listing. All of those actions would be if I’m working with a contact who uses my Flexmls portal.

And if they do that, then there’s a listing collection called agent recommended listings, saved listings, or hidden listings. Those are all just different collections in a client portal. I could create a custom collection for one of their portals or add it to my own personal collection. And a collection is not saving a search.

It’s just saving specific listings to a collection, sort of a listing card there. So I always have those actions for specific listings from the summary or the list view. But if I tap on that and go to the actual listing, one, you’ll notice I can select the listing up at the top or deselect listing. So I can do that when I’m viewing specific listings.

If I wanna go to the next one in the list, I click on next and that just takes me to the next listing in that list. And, of course, I can navigate the list going to previous, next, or I can close that and just scroll through the list and tap on the ones I want to use. But you’ll also notice now I’m just gonna bring this up a little bit.

That my instead of having three dots to take an action when I’m viewing the actual listing here, I have this blue ribbon at the bottom of the screen. So as I’m looking at the details, I can scroll down to get to the information or maybe I want to get to the listing member. I want to get their contact information. I can tap in here.

I can tap on the listing member’s name to get their contact information, their listing office. But these options at the top are just shortcuts, so I don’t have to scroll to get to that. And then, of course, I’ve got all of the listing information that’s going to be available here as well. So I can always go into that listing information.

But to take an action with the listing, it is going to be that blue ribbon at the very bottom of the page. So I could tap save or share the listing. This allows me to share the listing. Again, place it into a contacts portal in their recommended saved or hidden collections.

I could add it to my own collection, my own listing cards to keep track of listings, Or you can get in a link here. Copy it to the clipboard and use any app that you have on your mobile device. You can just paste that into any mobile app. So maybe if you wanted to get that link to share on social media. Now, make sure you’re always obeying your MLS’s rules and guidelines for shares for public shares of listings.

But this is going to be a public version of the listing. Maybe I just want to copy and paste it into my Gmail app and then send that listing to somebody from there. That’s all available under the Save and Share. If I tap on Listing, I see I can search for listing comparables, and that’s going to search for nearby listings, active, pending, and closed, when you do that.

View showing information, that’s just going to take us up to that showing info. So I get the listing member, listing office, and showing fields that might be specific for your MLS. And then you’ll also see apps. And when I tap on this apps, these are not the apps on my phone. Rather, these are third party apps that your MLS may use.

So you may not see all of the options that I do in your MLS, but those are where those like, if I wanted the link for to look up the tax on the list and your MLS uses a separate tax vendor like the courthouse retrieval system, CRS. You would see that available under the apps, and you could go to that for that specific listing.

And I’m just going to close that specific listing right here.

And now I want to talk about saving this search and sharing it with the contact and turning on the subscription so that recipient receives automatic listing updates. So I’m just going to change this right here. And we’ll talk about how to save a search, add a subscription, how to invite a contact to use my client portal, how to put things recommend those listings and put them into the portal listing collections.

I’ve said where we can do it, but I’ll just actually click and do that.

And lastly, how to come in and look at contact activity. So when I share a listing with a contact or I share a search with a contact, I can be certain that they’re looking at the listings. So I’m just going to come in here. Now we already remember, we created this search previously. So I see West Fargo, our price range, four hundred to six hundred bedrooms, baths, four plus beds, three plus baths.

And again, you would put in whatever search criteria for your specific contact. And if I want to share this with a contact, I’ve already got a contact named Megan. Let’s share this with Megan.

So as I’m looking at the search results, I can tap on that little briefcase. Go to my actions and I can begin. I can save the search, but actually, I can tap on share the search and it will walk me through all of the steps if I want to share this with Megan. So let’s tap on share the search and I’m just going to call this Megan. I guess I can put in some type of single family.

So I’m going to just say Megan West Fargo, and I’m gonna give it the date today, so we see that easily identified in the list when we look at Megan searches. So we’ll be able to easily see this. So it’s saving the search. First, I have to name it. Save and share. And from here, that is going to bring up the share screen.

So the search has been saved. Like I said, it’ll take me through all of the steps. We’ll save this and we’ll share it with Megan. I can put in my message here for Megan. Hi, Megan. Let me know what you think of these listings. But as I’m sharing this search, I do have my single toggle here to subscribe Megan to updates.

And that just means when something new comes on market that matches the search results, If I toggle this on, that means Megan is going to receive updates automatically. And when I create that search, it’ll be an ASAP update when I tap on subscribe to updates. One thing to note, if I do turn the updates on, the subscription, I toggle that on. I could share this via text if I’m actually on my mobile device.

But the updates will always come via email. So I could share this current search via text, but when the updates come out from the subscription, those will always go out via email. Now I’m just going to email this search to Megan. She can look at the results. And when the updates come now that match her search, they’re gonna go out automatically ASAP.

So as soon as something comes on market, matches the search criteria that we put in, it’s going to be going out to Megan.

And so I’m just going to close that and we’re back at our search results. And you’ll see the search name now appears at the top of the screen. So I know that’s actually a saved search because it’s now titled Megan West Fargo six nineteen. And to see where this is, I’m going to go into my contacts. So I’m going to leave my search entirely and we’ll go to our Contacts menu.

And I have all of my contacts here. Just like the full website, I’m going to see my contacts sorted with my most active contacts at the top of the list. And it measures contact activity by who’s been clicking on the listings that I’ve been providing for them. So whether they’re in my portal, they’re getting subscription updates via email, Or maybe I just manually shared some listings.

However Megan gets those listings from me, it all aggregates into the contact activity. And when I tap on her record, I’m just going to tap to open Meghan.

I’m going to see the past thirty days worth of contact activity. So I’ll actually see yesterday, Megan clicked on quite a few listings. Today she’s clicked on just just a few here and this goes back for thirty days.

I can also drill down just like on the contact management screen and the full website to view the listings that she has actually viewed. Now you’ll have small icons here. These will not be the little square check boxes. That’s because I’m on the beta test site right now. So I’ll just tap on viewed listings and this will show me Megan has clicked on this listing eight times. This one five, three two, one and one.

So this information updates pretty much real time. So if Megan, in the past twenty minutes, has clicked on twenty more listings, you can always refresh this to get fresh contact activity when you’re viewing the detailed number of clicks that she has here. And if I want to see that particular listing, I can go and, I’m on the beta site, so it just took me back here.

But that would show me then the actual listing that she has clicked on eight times. So I’ll tap on back and come back to Megan. And from here, I see I’ll be able to see how many listings she’s been emailed, how many listings she’s opened. When she gets a listing, there’s always a share link. So if Megan wants to share it, I can see how many times she shared a particular listing.

It will not show me how who she shared that with, just the listing that that was shared and how many times she shared it. Her news feed, the automatic updates, I can go into the news feed for her. This beta site, I don’t think will allow me to get in here. Oh, it did. Alright. So I can see what’s these are listings that she’s received via the automatic updates, the the subscription that we just saved that search for her.

I actually turned on a subscription for her previously. Just gonna go back here into Megan’s contacts and then the saved searches. Now I’ve got a few searches on Megan. So I’ve got this West Fargo one searches that she has been running inside her portal. And then here, this is the one that we just created. And just as before, even though it’s a new interface, nothing changes.

Any search that I make on my app or mobile website syncs to the full website and vice versa. So whenever I’m working with a contact, I can use any platform, my app, the full website. I could use a tablet and use the mobile website. All of those searches and subscriptions sync automatically. So there’s nothing I need to do to, get that information to sync back and forth across those platforms.

And, of course, I can go into the actual search itself. And you’ll see as I start the search, I can see what we actually entered in for our search criteria. But then to see the actual listings, I can tap view results at the bottom. Or now I just like to tap at the top of the screen and immediately get to those results.

Just gonna go back out from here. So I see all of the searches I’ve saved for Megan. We save that search for Megan. Now I mentioned, even though we just saved the search and turned on the the automatic updates, the subscription, I could also invite a contact to use the client portal. And that client portal, they would just log into the portal. It’ll send an invite. It’ll tell them how to log into the portal.

And if I want to invite a contact to the portal, Megan’s already using the portal. So I’m going to go back to my all contacts here. But to send a portal invite from the app, I’m gonna click on Aaron Anson and just show you where that’s at. When I go into Aaron Anson and I’m looking at his contact activity, now he hasn’t done much yet.

But if I want to invite him to use the client portal, I just click right up at the top of the screen. I’ll see the name. I’ll see send invite. That’s an invitation to use my client portal. So I’ll send that invite. I’ll just send this off to Aaron. Tells me who it’s mailing off to tells Aaron. Aaron will get an email.

It’ll have a link in there that allows him then to sign up for the portal. And when they are using the client portal, then anytime I’m looking at search results, I can recommend things and place them into the Agent Recommended Collection within the portal. So let’s just take a look. We’ll we’ll put that in Megan’s portal since I know Megan is active. I’m going to come back to my search.

I’m going to begin a brand new search from here and I’m going to again, let’s look in West Fargo. Let’s include now. Include Fargo as well. And so now I’m looking in West Fargo and Fargo. And I’m going to do, just for this example, let’s do a million dollar plus.

And so now I’m down to seventeen results, but I’m going to look at the results here. And I’m going to recommend some of these listings to Megan. So when she logs into her portal or if she’s using her portal app, it’ll actually send her a notification that she’s got new listing updates in her recommended folder in the portal. I can just say, let’s recommend this one. We’ll do two. I want to recommend these.

I’m gonna put them in the agent recommended folder in her portal, and I can do that. I can just jump to my actions at the top of the screen. And from here I can say share the selected listings or recommend the listings to a contact. So I’m going to recommend them to Megan and I would only put the recommended listings or hidden listings.

That’s only applicable if that contact is using the portal. So I’m just going to go in here. Now that just shared the single recommended listing right there. I think we just put one in. I think if I put two selected right here, that would allow me to recommend both those listings for Megan. I’m gonna do that. Since I’m on the beta site, I hope that does not give me an error since one of those was recommended twice.

Let’s go ahead and look. We’ll take a look and see, what that looks like. I’m gonna just unselect those, and we’ll look in Megan’s portal. So here’s Megan. When Megan logs into the portal, I’m just going to come in here. There’s collections, and then I’ll see two recommended listings. So any listing that I’ve recommended to Megan is going to be in here in that recommended.

And when she logs into the portal, there’s a listing collection there that’s default named, agent recommended listings. She’s going to see whatever I recommended there for her inside her portal. So that’s recommending the listings.

Last thing I’m going to do, I’m just going to back out and I’m going to come back over to our search results.

We did this million dollar search in Fargo and West Fargo. And I’m going to end by showing you some nice, really cool shortcut activity. If I want to save this search and just have it my million dollar homes in Fargo West Fargo search, then I can use anytime that I want to pull it up for whatever reason.

Anytime I’m on a search results screen and I just want to quickly save a search, you can save yourself extra taps on the screen. You don’t have to click on the actions folder and don’t have to come in here and tap save search and then enter the search name. As I’m creating this search, I’m just going to tap. You’ll see at the top, it says save this search.

If you just tap where it says that, you can name this whatever you would like. And I’m gonna call it my one million plus Fargo and West Fargo. And then I can leave that. Whoops. I accidentally went back to filters. But now that’s the name of the search.

I didn’t save it for a contact when I when I saved it as my million dollar search. I just saved the search itself, and I’ll show you where that’s at.

If I go back to our search screen, there is that magnifying glass, and I have this Saved Searches section at the bottom of the screen. Click on that. And here’s that search that we just saved. One million plus Fargo and West Fargo. And so that’s just a really easy way as I’m on a search results screen. If I want to save that search so I can use it anytime I would like, just type in the name.

You don’t even need to go to the actions tab and I’ll just go into that search right now.

Again, it starts me on the filter, but I can come out right here and see where that those listings are here. If I want to see them on the map, of course, we’ve got all our views. So again, for that nice new feature, let’s begin a brand new search.

I’ll do it one more time and let’s do new search and let’s do the same thing. West Fargo and let’s add in Fargo. Oops.

Easier to do with your fingers, actually, than a keyboard. There. Fargo and West Fargo. And let’s just look at, our list price. Let’s go under one million on this one. So we’ll just max price of nine hundred and ninety nine thousand. So as I’m looking at this, I’ve got four hundred and seventy six results. That’s most of the Envargo and Westvargo.

But just to show you again how to quickly save that anytime I want to save the search so I can use it again in the future, as I’m looking at the search results on the detail or the the summary cards here, Tap save this search up to well, actually, nine nine nine. Oops.

And then, I just have to tap out of that box. Now I’ll just click click on my toolbox, for example. And now that search has been saved for us and I can keep track of it in my saved searches. So you’ve got that nice shortcut to saving a search. And if I wanted to share that search with anybody, you could certainly do that from here as well.

Just go to that actions folder, Open that up and share that search. It’s already saved. So who am I sharing this with? Let’s share that with Megan. And type in the message. If I wanted to send updates, I’m gonna turn the updates off. That’d be a lot of updates going out. So I’m gonna turn that off, And we’ll just email that to Megan. And now that search is in Megan’s contact record.

It’s not sending her updates. I turned the updates off for that because this would be a lot of updates coming out. Anytime a listing that went on market that was under a million dollars, Megan would end up receiving that listing. So I just turned off the updates for that.

But since I saved the search for her, when she logs into her portal, she can always see any search that I’ve saved for her with real time results whenever she’s logged into the portal. So she’s got access to this search now. And I’ll actually see that reflected if I go to Megan’s record in contact management and look at her saved searches. She has access to all of these within her portal.

There’s the up to nine nine nine, the one we just did, one I did for her yesterday that also had a subscription attached.

So that is a nice summary overview of the new search in Flexmls. Not drastically different, but there are some nice new things that are available like the stats tab, being able to see that summary view and toggle back and forth. Those toggles work a little differently. So we’ve got all of those views, viewing them on the map. I looked on the map. Let’s just come back out here.

Let’s go into our search, actually.

And let me just point out one more thing on the map because I know this took a little as I was getting used to using this the past week, this took a little bit for me to get used to as well.

And as I’m looking at results, I’ll just tap to view my results and I want to view those listings on the map. There is a nice shortcut where I don’t have to say, show me one listing, go to select it, and then go to the map just to see that single listing. If I’m just interested where this particular listing is located, I don’t even have to select it. Just tap to go to the listing details.

And on the listing details, I can scroll down or tap on location. And there it’s going to show me that on the map. So I can quickly just see where that’s located on the map for any given listing. So if I’m not interested in seeing it on the map, in relation to other listings, I’m just looking at where it’s located on a given listing right here, similar to how it works currently.

But you do have the whole map tab right here that could just show us all search results or just selected listings as we go over here. Now I’m not viewing just selected. It’ll show me all thirty two results on my map.

And the nice thing when I’m looking at the search results on the map, you do have all of those overlays from your MLS or areas that you’ve created are all available here as overlays as well. So now that truly concludes everything that I wanted to show you about the new search and, of course, still working with prospects, saving searches, sharing listings, sharing search results, turning on the updates.

All of that can still be done. It’s really just the new UI that gives you additional views. And you’ll notice some additional options here as well, when I’m using my actions on the toolbox.

So easier than ever to work with multiple listings at once. Thanks to the new toolbox at the top of the screen. No reason to go into your selected folder because now I can do everything just from the search results page. Thank you and have a great rest of your day.

Good afternoon, everybody. My name is Josh Hernandez. And today, we’re going to be taking a look at Flexmls for Real Estate Pros, the app for Android, or if you use the mobile website, it’s also the mobile website, will look almost exactly what I’m showing today. So I am going to first talk about getting the app. If you don’t have the Flexmls Pro app for your Android device yet, I’ll show you where to get that.

And I’m going to demonstrate on the mobile website today. We’ll talk about that a little bit more why I’m doing that as we get there. And then there is a new search interface that’s being released for the Android app and the mobile website. And it’s being released on June twentieth, so one day from this initial broadcast.

And so that’s what I want to show you today, what that new search looks like. It’s new, but it’s also very familiar, so we’ll go through that. Working with the search results, again, some slight changes to the interface there. So I’ll highlight how to work with those search results, and then we’ll even save a subscription.

We’ll save a search for a contact that will send them automatic updates via the subscription. We’ll invite a contact to the portal where they can run their own searches. They can save their favorite listings and will also review where to see contact activity. And these items in the bottom don’t really change from what the current workflows are.

I’m just going to show you what it looks like and so you’re familiar with that and because it’s great functionality to be aware of when using your app.

With that, let’s talk about where to get the Flexmls Pro app for Android. So you can go to the Google Play Store, which I’ve actually just pulled up via website right here. And this is probably what it would look like on your mobile device. You can search for Flexmls Pro and you’re going to see the option for Flexmls for Real Estate Pros. You’ll download that on your mobile device.

Now this actual release for the search that I’m about to show today does not come out until June twentieth. So I can’t see that when I show you on my app on my phone right now. So I’m going to be showing on the mobile website, which will mirror what we’re doing here, but I have access to kind of a beta site to show you what it looks like.

So I’m actually going to be showing here at m as in mobile dot flexmls dot com and that’s almost exactly the same as the app. The app has a few more features like being able to text people easily and things like that because you’re on your mobile device. But I’m just going to go ahead and bring up my mobile website. So I’ve got that here. Now the mobile website, you will notice a difference with your mobile website compared to the Android app.

And the big difference is you’ll see my menu with my search icon, the flame for the hot sheet, contacts, collections and more, that menu is at the top of my screen. The big difference on the actual android app, it’s the same menu, but I believe that’s placed right at the bottom of the screen. So that’s the only difference.

If you’re looking at your screen and my screen and see some differences, the mobile website just puts the menu at the top of the screen. Now I’m going to move on to my next slide and we will talk about searching in Flexmls. And if you’ve attended any classes before about searching, you’ve probably heard somebody say it’s a three step process search find act You search for listings.

You view and select results, and then you take action with those results. And that search, find, act workflow is more prominent than ever when using the new search UI.

So what that looks like, you’ll see I’ve got my mobile website here. And the cool thing about the mobile website versus just something like the app, if I change my screen size, I’m just going to make this a little bit bigger just to show you search find act. I’m going to click on new search, and it’ll take just a moment for this to load because, again, this is not live for you yet.

I’m on the beta site, so we’re just on the testing site right now.

So your load times are going to be considerably faster than what’s happening in my current demo. But as I look at this screen and I talk about the search workflow, search find act, it’s really moving left to right. Search, I put in whatever I’m looking for in my search filter, location, price, bedrooms, bathrooms, whatever it is. I can view the results in the center panel and then my actions.

If I’m moving across the top, I see filters. That’s where I enter search criteria. The middle panel where I can save the search is where I review and select results. And the actions in that top row, it’s just looks like this little tackle box right here, the actions panel. I can click to expand that and you’ll see all of my actions available.

And what this means when you’re using your actual mobile device since your screen won’t be spread out like this, is it will look like this, but I search. That’s where when I clicked on search and came to this page, it started us on the search templates. And to get to the results, I’m just going to click this little arrow at the top of the screen. That’s the middle panel where we can view results.

And then to take actions with the results, again, right at the top right, you just click on that briefcase, and then you’ve got your actions panel. And to get back to the results or the search, you just collapse that and move. So you’re really navigating between three panels when you’re in your mobile website or the actual app.

So let’s take a look at just entering search criteria, and this should feel very familiar. There’s no real change here. These are the same search templates that you’ve had available. So these are in the MLS that I’m currently using in, but your search templates for your MLS would look slightly different than this. They would have the fields that your MLS has.

Same fields in the full website are available here on the app. So you can select a template for example if I was doing a land search or farm, I could select from those drop downs. For today’s example, let’s just start with a residential search. I’ve got my location field, so I can use those or just type in the location that you’re looking for. And in this example today, I’m going to look in West Fargo.

So in this MLS, it’s the it’s the Fargo Moorhead MLS that I’m demonstrating in. I put in West Fargo. You can keep typing in multiple locations for today. I’ll just do a single location, but you can add as many as you would like.

And as I scroll down the template, most MLS’s have actives set by default to us for search, but you can always click on that and expand and select the additional statuses, whatever is available in your MLS. This MLS uses coming soon statuses, so I could add those. Or maybe if I was looking to start a CMA or something like that, I could look for closed listings.

So you have all of those options For today, in this basic search that I’ll do, I’ll just look for active listings and I’m going to put in just some basic search criteria. I’ll do list price. I’m going to put in a minimum of four hundred thousand and a maximum of six hundred just to get a few results here on our screen.

And as I’m coming down and putting in the search criteria, you’ll notice this white ribbon at the bottom. I’ll see it tells me how many search results currently match thirty seven. And so as I enter in more information, maybe I want a minimum of four bedrooms. I’ll enter that information and let’s go three total baths. And now as I enter that in, we’re down to twenty six results.

So that updates in real time. And just like you’re used to using on the search template, if there’s a field that’s not on the template that you would like to search on, you can always scroll down and you don’t even need to scroll to the bottom because add a field will always be present at the bottom. And when you click on that, all of those searchable fields, I can find the field that I want to search on and add that to this search template.

Now I’m not going to add a field today. We’ll just take a look at these twenty six results. And I can tap on twenty six or I can tap right up at the top. So if I’m just working the page top down and I might tap twenty six, but that takes me to the results.

And at any point in time, if I want to say, okay, this has twenty six results, but what if we change the search criteria to get back to the search? Again, it’s our action row at the very top. There’s the search filter and I can just bring up that search filter again. So you can always change your search criteria. And let’s talk about looking at results. I’m just gonna change this tab right here.

So now we have some of the ways we can view the search results. So from here, you’ll notice I started on the summary tab where I can see the listings, main photo, the primary photo for the listing, some summary information for that.

If I want to get in and look at any of that listing information, I can just tap on the listing itself and go to the detail page. We’ll come back to this detail page in a moment and look at some things. So I’m just going to click the X in the upper right and go back to that list. Now as I’m looking at this, I do have other views available right at the top of the screen where my mouse is moving back and forth.

There is a one line view that’s that list view and if I click on that this is not as user friendly for the app or the mobile website when you’re on a mobile device. If you’re using this, maybe you’re using it on your tablet. That’s when this one line view, I think, really becomes quite useful.

So if I was using this on my tablet, just wanna go to the mobile website, so it’s touch friendly, then this is a nice view to be able to have and of course if I’m looking at any of these listings and I want to look at the details you can tap on the listing and again it is going to bring up the listing card for that right here. So that brings this up. I’m gonna close that out right now.

If I want to keep track of any listings, I can just put a checkbox here.

And if I move from my list view back to my detail view, This will keep that checkbox right here. Now I’m going to put my screen back to kind of a mobile device size here. So this looks more like what you’ll see on your mobile app. And you’ll see I have one selected. And if I keep scrolling down here, I see at the top in the collections, it’s already put that in kind of a saved folder for right now.

Not actually saving it, but it’s just keeping track.

There’s one selected, But also now at the top of my search results, it tells me I have twenty six results and there is currently one listing selected. And if I select another one, for example, eleven twenty twenty fourth Avenue, I’ll select this one. And now it tells me I have two of them selected. And from here, if I go to my map, it’s going to show me all twenty six results.

So I’ll just tap on my map and you’ll see let me zoom in on my map just a little bit. So I can see all twenty six of those located on the map. And I can always hover over that, to get that summary view. You can even scroll through the photos while you have that highlighted. If I just tap that and scroll through the photos here. And I want to show something. This works a little different than how it previously worked.

As I’m in my summary view here and I’m looking at this and if I just want to view the two selected results, this is almost like the full website.

Now I’ll tap on two selected and now it’s just showing me those two listings. And if I go to my list, it shows only the two selected. And if I were go to to go to my map, when I tap on that, zoom in again, it’s just showing the two selected listings on my map. So this is really nice.

This is great, great increased functionality to the workflow as you’re looking at listings and viewing results. Now, this is a fantastic new feature that they put in. Also, as I’m on the map, you’ll notice you’ve got access to the overlays from the MLS. So if your MLS most have the FEMA flood zones, for example, I’ll just tap on that and you’ll be able to see those overlays on the map as well. So I can see the listings I’m looking at.

Just tap. Take that off. And where those listings are in relation to different overlays that are available in your MLS. Now I’m going to come back here as well. Let’s go back to our list.

So we’re just viewing these two selected results right now. But you’ll also notice, I can come over here. There is a new option, a view that’s available. And this is familiar from the full website. It’s never been available on the mobile app before, but this is the stats, the quick stats tab.

So since I’m looking at two listings, if I look at the stats tab, it is just going to show me what I currently have selected. My active listings, there are two. And then underneath that, I’m going to see the average. Now it’s just taking the average for those two listings right here.

But where this really shines is if I were to look for, like, market statistics for a subdivision or maybe I just have I’m gonna pull up. Let’s add some Pending and Closed Listings here. So I’m going to take these two off. So I have just go back to my twenty six results.

And now I’m going to go back to my search, and I’m going to add in those other statuses pending and closed. So I’ll come over here. I just tapped to go to the search and we’ll add in Pending and closed listings. If you add in off market statuses like that, you will see you can have the off market dates, underneath that I could change.

It’s going back one year by default so I’m going to keep that for today but I could always expand that and put in the exact dates for the solds that I’m pulling. But now let’s go back to our results. So I just went from my filter at the top on my summary view, and I’m going to go over to the stats. I’ve got a hundred and twenty results. And this will break that down for me.

Shows me currently there are twenty six active listings, twelve pending, eighty two closed listings. And as I look at that, I’m going to see the average median low high prices for bedrooms, bathrooms, square footage, original list price, list price, the current list price, the sold price, sold price per square foot, list price, because our sale to list price ratio.

So I have all of that information now available when I’m looking. And I even have days on market information here. How many of those sold listings were sold within thirty days or thirty one to sixty or sixty one to ninety? That information is all available here on the mobile app now or the mobile website that I’m demonstrating on.

When you come back out here and let’s actually take some actions with listings. I’m going to go back to active just so we don’t have one hundred and twenty results. So I just clicked come over here and for this example, we’ll look back at just our active listings. We’re down to twenty six results.

And if I were to save the search, we’ll actually save the search in a moment, but I want to point out how it works to now select listings and work with them. Previously, the workflow was not nearly as nice as what I’m about to show you. So I’m gonna select we’ll just do two listings again. So I’ve got these two selected listings.

And previously, you had to go up to the selected folder and then take an action. But now I can do it directly from the search. So I I have twenty six results if I keep scrolling. But I just want to send those two selected listings to somebody. Again, search. We’re on the results, the find page. Our actions allow us to come in. We can save the search. We’ll do that in a moment. Share the search.

Again, we’ll do that in a moment. Or here, share the selected listings. So I am going to come in and just tap on share those selected listings. I can select my contact. So I’ve already got a contact in here. I’ll share it with Megan and I can put in type in my message. Hi, Megan. Here’s some new listings. Let me know what you think of these.

If I’ve got, phone number for Megan, I can text that to her. Of course, I’m just going to email since I’m on the mobile website today. And I’ll tap email those to Megan.

And it tells me that those two selected listings were shared successfully. And to get back to my search results, we’re still on our actions. Remember, I just come up to the top of my page, collapse those search results, and I’m right back here.

If I wanted to select different listings, Maybe I’m gonna come down and we’ll just tap on a few different listings. Now if I were to take actions with the selected listings, it would be those new listings that I’ve selected, not the previously selected ones.

So let me just change this screen because as I’m looking at this, we’re looking at the actions button here that allows us to take actions with our search or selected listings. You also can take an action just for any specific listing. So I’m actually gonna just uncheck these just so we don’t have any confusion here and let’s come down.

I’m going to come down to this one eleven twenty twenty fourth Avenue And maybe I just want to share this specific listing. I can always do that from the detail page. Or even in this quick summary view, you’ll always see three dots. I’ll see those three dots next to an MLS number right here in the list tab. You’ll see those available on the summary tab as well.

So anytime I tap on those three dots, I can take an action for a specific listing. I can share the listing. I can add it to a collection here. You’ll see I can go to a listing showing info, recommending the listing, saving or hiding the listing. All of those actions would be if I’m working with a contact who uses my Flexmls portal.

And if they do that, then there’s a listing collection called agent recommended listings, saved listings, or hidden listings. Those are all just different collections in a client portal. I could create a custom collection for one of their portals or add it to my own personal collection. And a collection is not saving a search.

It’s just saving specific listings to a collection, sort of a listing card there. So I always have those actions for specific listings from the summary or the list view. But if I tap on that and go to the actual listing, one, you’ll notice I can select the listing up at the top or deselect listing. So I can do that when I’m viewing specific listings.

If I wanna go to the next one in the list, I click on next and that just takes me to the next listing in that list. And, of course, I can navigate the list going to previous, next, or I can close that and just scroll through the list and tap on the ones I want to use. But you’ll also notice now I’m just gonna bring this up a little bit.

That my instead of having three dots to take an action when I’m viewing the actual listing here, I have this blue ribbon at the bottom of the screen. So as I’m looking at the details, I can scroll down to get to the information or maybe I want to get to the listing member. I want to get their contact information. I can tap in here.

I can tap on the listing member’s name to get their contact information, their listing office. But these options at the top are just shortcuts, so I don’t have to scroll to get to that. And then, of course, I’ve got all of the listing information that’s going to be available here as well. So I can always go into that listing information.

But to take an action with the listing, it is going to be that blue ribbon at the very bottom of the page. So I could tap save or share the listing. This allows me to share the listing. Again, place it into a contacts portal in their recommended saved or hidden collections.

I could add it to my own collection, my own listing cards to keep track of listings, Or you can get in a link here. Copy it to the clipboard and use any app that you have on your mobile device. You can just paste that into any mobile app. So maybe if you wanted to get that link to share on social media. Now, make sure you’re always obeying your MLS’s rules and guidelines for shares for public shares of listings.

But this is going to be a public version of the listing. Maybe I just want to copy and paste it into my Gmail app and then send that listing to somebody from there. That’s all available under the Save and Share. If I tap on Listing, I see I can search for listing comparables, and that’s going to search for nearby listings, active, pending, and closed, when you do that.

View showing information, that’s just going to take us up to that showing info. So I get the listing member, listing office, and showing fields that might be specific for your MLS. And then you’ll also see apps. And when I tap on this apps, these are not the apps on my phone. Rather, these are third party apps that your MLS may use.

So you may not see all of the options that I do in your MLS, but those are where those like, if I wanted the link for to look up the tax on the list and your MLS uses a separate tax vendor like the courthouse retrieval system, CRS. You would see that available under the apps, and you could go to that for that specific listing.

And I’m just going to close that specific listing right here.

And now I want to talk about saving this search and sharing it with the contact and turning on the subscription so that recipient receives automatic listing updates. So I’m just going to change this right here. And we’ll talk about how to save a search, add a subscription, how to invite a contact to use my client portal, how to put things recommend those listings and put them into the portal listing collections.

I’ve said where we can do it, but I’ll just actually click and do that.

And lastly, how to come in and look at contact activity. So when I share a listing with a contact or I share a search with a contact, I can be certain that they’re looking at the listings. So I’m just going to come in here. Now we already remember, we created this search previously. So I see West Fargo, our price range, four hundred to six hundred bedrooms, baths, four plus beds, three plus baths.

And again, you would put in whatever search criteria for your specific contact. And if I want to share this with a contact, I’ve already got a contact named Megan. Let’s share this with Megan.

So as I’m looking at the search results, I can tap on that little briefcase. Go to my actions and I can begin. I can save the search, but actually, I can tap on share the search and it will walk me through all of the steps if I want to share this with Megan. So let’s tap on share the search and I’m just going to call this Megan. I guess I can put in some type of single family.

So I’m going to just say Megan West Fargo, and I’m gonna give it the date today, so we see that easily identified in the list when we look at Megan searches. So we’ll be able to easily see this. So it’s saving the search. First, I have to name it. Save and share. And from here, that is going to bring up the share screen.

So the search has been saved. Like I said, it’ll take me through all of the steps. We’ll save this and we’ll share it with Megan. I can put in my message here for Megan. Hi, Megan. Let me know what you think of these listings. But as I’m sharing this search, I do have my single toggle here to subscribe Megan to updates.

And that just means when something new comes on market that matches the search results, If I toggle this on, that means Megan is going to receive updates automatically. And when I create that search, it’ll be an ASAP update when I tap on subscribe to updates. One thing to note, if I do turn the updates on, the subscription, I toggle that on. I could share this via text if I’m actually on my mobile device.

But the updates will always come via email. So I could share this current search via text, but when the updates come out from the subscription, those will always go out via email. Now I’m just going to email this search to Megan. She can look at the results. And when the updates come now that match her search, they’re gonna go out automatically ASAP.

So as soon as something comes on market, matches the search criteria that we put in, it’s going to be going out to Megan.

And so I’m just going to close that and we’re back at our search results. And you’ll see the search name now appears at the top of the screen. So I know that’s actually a saved search because it’s now titled Megan West Fargo six nineteen. And to see where this is, I’m going to go into my contacts. So I’m going to leave my search entirely and we’ll go to our Contacts menu.

And I have all of my contacts here. Just like the full website, I’m going to see my contacts sorted with my most active contacts at the top of the list. And it measures contact activity by who’s been clicking on the listings that I’ve been providing for them. So whether they’re in my portal, they’re getting subscription updates via email, Or maybe I just manually shared some listings.

However Megan gets those listings from me, it all aggregates into the contact activity. And when I tap on her record, I’m just going to tap to open Meghan.

I’m going to see the past thirty days worth of contact activity. So I’ll actually see yesterday, Megan clicked on quite a few listings. Today she’s clicked on just just a few here and this goes back for thirty days.

I can also drill down just like on the contact management screen and the full website to view the listings that she has actually viewed. Now you’ll have small icons here. These will not be the little square check boxes. That’s because I’m on the beta test site right now. So I’ll just tap on viewed listings and this will show me Megan has clicked on this listing eight times. This one five, three two, one and one.

So this information updates pretty much real time. So if Megan, in the past twenty minutes, has clicked on twenty more listings, you can always refresh this to get fresh contact activity when you’re viewing the detailed number of clicks that she has here. And if I want to see that particular listing, I can go and, I’m on the beta site, so it just took me back here.

But that would show me then the actual listing that she has clicked on eight times. So I’ll tap on back and come back to Megan. And from here, I see I’ll be able to see how many listings she’s been emailed, how many listings she’s opened. When she gets a listing, there’s always a share link. So if Megan wants to share it, I can see how many times she shared a particular listing.

It will not show me how who she shared that with, just the listing that that was shared and how many times she shared it. Her news feed, the automatic updates, I can go into the news feed for her. This beta site, I don’t think will allow me to get in here. Oh, it did. Alright. So I can see what’s these are listings that she’s received via the automatic updates, the the subscription that we just saved that search for her.

I actually turned on a subscription for her previously. Just gonna go back here into Megan’s contacts and then the saved searches. Now I’ve got a few searches on Megan. So I’ve got this West Fargo one searches that she has been running inside her portal. And then here, this is the one that we just created. And just as before, even though it’s a new interface, nothing changes.

Any search that I make on my app or mobile website syncs to the full website and vice versa. So whenever I’m working with a contact, I can use any platform, my app, the full website. I could use a tablet and use the mobile website. All of those searches and subscriptions sync automatically. So there’s nothing I need to do to, get that information to sync back and forth across those platforms.

And, of course, I can go into the actual search itself. And you’ll see as I start the search, I can see what we actually entered in for our search criteria. But then to see the actual listings, I can tap view results at the bottom. Or now I just like to tap at the top of the screen and immediately get to those results.

Just gonna go back out from here. So I see all of the searches I’ve saved for Megan. We save that search for Megan. Now I mentioned, even though we just saved the search and turned on the the automatic updates, the subscription, I could also invite a contact to use the client portal. And that client portal, they would just log into the portal. It’ll send an invite. It’ll tell them how to log into the portal.

And if I want to invite a contact to the portal, Megan’s already using the portal. So I’m going to go back to my all contacts here. But to send a portal invite from the app, I’m gonna click on Aaron Anson and just show you where that’s at. When I go into Aaron Anson and I’m looking at his contact activity, now he hasn’t done much yet.

But if I want to invite him to use the client portal, I just click right up at the top of the screen. I’ll see the name. I’ll see send invite. That’s an invitation to use my client portal. So I’ll send that invite. I’ll just send this off to Aaron. Tells me who it’s mailing off to tells Aaron. Aaron will get an email.

It’ll have a link in there that allows him then to sign up for the portal. And when they are using the client portal, then anytime I’m looking at search results, I can recommend things and place them into the Agent Recommended Collection within the portal. So let’s just take a look. We’ll we’ll put that in Megan’s portal since I know Megan is active. I’m going to come back to my search.

I’m going to begin a brand new search from here and I’m going to again, let’s look in West Fargo. Let’s include now. Include Fargo as well. And so now I’m looking in West Fargo and Fargo. And I’m going to do, just for this example, let’s do a million dollar plus.

And so now I’m down to seventeen results, but I’m going to look at the results here. And I’m going to recommend some of these listings to Megan. So when she logs into her portal or if she’s using her portal app, it’ll actually send her a notification that she’s got new listing updates in her recommended folder in the portal. I can just say, let’s recommend this one. We’ll do two. I want to recommend these.

I’m gonna put them in the agent recommended folder in her portal, and I can do that. I can just jump to my actions at the top of the screen. And from here I can say share the selected listings or recommend the listings to a contact. So I’m going to recommend them to Megan and I would only put the recommended listings or hidden listings.

That’s only applicable if that contact is using the portal. So I’m just going to go in here. Now that just shared the single recommended listing right there. I think we just put one in. I think if I put two selected right here, that would allow me to recommend both those listings for Megan. I’m gonna do that. Since I’m on the beta site, I hope that does not give me an error since one of those was recommended twice.

Let’s go ahead and look. We’ll take a look and see, what that looks like. I’m gonna just unselect those, and we’ll look in Megan’s portal. So here’s Megan. When Megan logs into the portal, I’m just going to come in here. There’s collections, and then I’ll see two recommended listings. So any listing that I’ve recommended to Megan is going to be in here in that recommended.

And when she logs into the portal, there’s a listing collection there that’s default named, agent recommended listings. She’s going to see whatever I recommended there for her inside her portal. So that’s recommending the listings.

Last thing I’m going to do, I’m just going to back out and I’m going to come back over to our search results.

We did this million dollar search in Fargo and West Fargo. And I’m going to end by showing you some nice, really cool shortcut activity. If I want to save this search and just have it my million dollar homes in Fargo West Fargo search, then I can use anytime that I want to pull it up for whatever reason.

Anytime I’m on a search results screen and I just want to quickly save a search, you can save yourself extra taps on the screen. You don’t have to click on the actions folder and don’t have to come in here and tap save search and then enter the search name. As I’m creating this search, I’m just going to tap. You’ll see at the top, it says save this search.

If you just tap where it says that, you can name this whatever you would like. And I’m gonna call it my one million plus Fargo and West Fargo. And then I can leave that. Whoops. I accidentally went back to filters. But now that’s the name of the search.

I didn’t save it for a contact when I when I saved it as my million dollar search. I just saved the search itself, and I’ll show you where that’s at.

If I go back to our search screen, there is that magnifying glass, and I have this Saved Searches section at the bottom of the screen. Click on that. And here’s that search that we just saved. One million plus Fargo and West Fargo. And so that’s just a really easy way as I’m on a search results screen. If I want to save that search so I can use it anytime I would like, just type in the name.

You don’t even need to go to the actions tab and I’ll just go into that search right now.

Again, it starts me on the filter, but I can come out right here and see where that those listings are here. If I want to see them on the map, of course, we’ve got all our views. So again, for that nice new feature, let’s begin a brand new search.

I’ll do it one more time and let’s do new search and let’s do the same thing. West Fargo and let’s add in Fargo. Oops.

Easier to do with your fingers, actually, than a keyboard. There. Fargo and West Fargo. And let’s just look at, our list price. Let’s go under one million on this one. So we’ll just max price of nine hundred and ninety nine thousand. So as I’m looking at this, I’ve got four hundred and seventy six results. That’s most of the Envargo and Westvargo.

But just to show you again how to quickly save that anytime I want to save the search so I can use it again in the future, as I’m looking at the search results on the detail or the the summary cards here, Tap save this search up to well, actually, nine nine nine. Oops.

And then, I just have to tap out of that box. Now I’ll just click click on my toolbox, for example. And now that search has been saved for us and I can keep track of it in my saved searches. So you’ve got that nice shortcut to saving a search. And if I wanted to share that search with anybody, you could certainly do that from here as well.

Just go to that actions folder, Open that up and share that search. It’s already saved. So who am I sharing this with? Let’s share that with Megan. And type in the message. If I wanted to send updates, I’m gonna turn the updates off. That’d be a lot of updates going out. So I’m gonna turn that off, And we’ll just email that to Megan. And now that search is in Megan’s contact record.

It’s not sending her updates. I turned the updates off for that because this would be a lot of updates coming out. Anytime a listing that went on market that was under a million dollars, Megan would end up receiving that listing. So I just turned off the updates for that.

But since I saved the search for her, when she logs into her portal, she can always see any search that I’ve saved for her with real time results whenever she’s logged into the portal. So she’s got access to this search now. And I’ll actually see that reflected if I go to Megan’s record in contact management and look at her saved searches. She has access to all of these within her portal.

There’s the up to nine nine nine, the one we just did, one I did for her yesterday that also had a subscription attached.

So that is a nice summary overview of the new search in Flexmls. Not drastically different, but there are some nice new things that are available like the stats tab, being able to see that summary view and toggle back and forth. Those toggles work a little differently. So we’ve got all of those views, viewing them on the map. I looked on the map. Let’s just come back out here.

Let’s go into our search, actually.

And let me just point out one more thing on the map because I know this took a little as I was getting used to using this the past week, this took a little bit for me to get used to as well.

And as I’m looking at results, I’ll just tap to view my results and I want to view those listings on the map. There is a nice shortcut where I don’t have to say, show me one listing, go to select it, and then go to the map just to see that single listing. If I’m just interested where this particular listing is located, I don’t even have to select it. Just tap to go to the listing details.

And on the listing details, I can scroll down or tap on location. And there it’s going to show me that on the map. So I can quickly just see where that’s located on the map for any given listing. So if I’m not interested in seeing it on the map, in relation to other listings, I’m just looking at where it’s located on a given listing right here, similar to how it works currently.

But you do have the whole map tab right here that could just show us all search results or just selected listings as we go over here. Now I’m not viewing just selected. It’ll show me all thirty two results on my map.

And the nice thing when I’m looking at the search results on the map, you do have all of those overlays from your MLS or areas that you’ve created are all available here as overlays as well. So now that truly concludes everything that I wanted to show you about the new search and, of course, still working with prospects, saving searches, sharing listings, sharing search results, turning on the updates.

All of that can still be done. It’s really just the new UI that gives you additional views. And you’ll notice some additional options here as well, when I’m using my actions on the toolbox.

So easier than ever to work with multiple listings at once. Thanks to the new toolbox at the top of the screen. No reason to go into your selected folder because now I can do everything just from the search results page. Thank you and have a great rest of your day.
