When viewing a listing’s details, you can find similar listings by using the search comparables link. The original listing functions as the subject. And the search will return active, pending, and closed listings that have the exact same number of total bedrooms and bathrooms within a quarter mile of the subject. To change the default, go to your menu and click general preferences. Then select comparables. Here, you can change the radius and make adjustments to a number of different fields, such as price, bedrooms, bathrooms, and more. You can also select which statuses to include in your results. For example, I’ll set the comparable search to use a radius of point three three miles.

And to include listings with up to one less or one more bedroom when compared with the subject property. Make sure and click save to apply the changes.

Now, when I run the comparables search, it’ll return results based on my new defaults. Here, my subject has five bedrooms, so the search will include a range of four to six bedrooms. One less, and one more than the subject.
