Welcome everyone. My name is Anne O’Shea and I’m your FlexAlmost Trainer today. Today’s webinar is a short coffee break webinar on one click comparables. In the one click comparable search you can enter an address or MLS number of a listing already in the MLS in the Quick Launch and easily find comparable properties. The defaults for everyone when you first start out are looking for listings within a quarter mile radius with the exact same number of total beds and baths and of the active pending and closed statuses.

If for some reason these are not great defaults for you, I’m going to show you where you can change those defaults in your general preferences. So let’s jump in.

So here I am in my training account in the Fargo Moorhead MLS and if things look slightly different from your MLS, not to worry, everyone has this one click comparables option. Even if it looks a little different, don’t worry. It’ll work for you just like I’m going show you now. Up here next to Flex MLS we have the quick launch bar. I love the quick launch bar. There’s so much you can do in here. One of the things is to put in that subject property. So I’m going to start typing in the address, just starting, and I can see the address right here. Listings twelve thirty three Legion Lane. That’s the one I was looking for. I can open a new tab and see all the information about that listing if I like. But what I want to point out today that we’re going to talk about today is the comparable search. It’s here at the bottom and twelve thirty three Legion that’s what I want. I’m to do a quick comparable search. Click on the address right there and it immediately puts me into a quick search which has a radius of zero point two five miles, three different statuses, and then an exact match for bedrooms and baths. Those are the defaults everyone starts with and you can see they’re mapped here and if I zoom out on the map you can see here’s that subject property and that’s the one other comp that followed these parameters over here. This is a onefour mile radius which is the default. Now of course if that’s not enough comps for me which two typically isn’t, I could choose other statuses. I can choose whatever other parameters.

Maybe I want to choose a range of bathrooms maybe two to four bathrooms instead of an exact match. And just changing that one parameter gives me more.

What if I want to always look for a range of bedrooms and bathrooms?

Well, you don’t always want to have to add it in every time, so that’s why we want to set up those defaults. And I’ll show you how to do that in just a moment. But first, what do we do when we do have a bunch of comps? Well like with anything, anytime you have a search results you can come up here and look at the list tab and look at all those listings. You can see all the listings and if you notice if I scroll down here’s my subject property right here.

I can also look on the detail tab of course and a great thing about pulling up twenty one listings is I can look at the stats right here on the stats tabs and that’ll pull up all that information. It’s great! Instant report I can print that out right there for this potential seller. Say I’m working with a potential seller. I can also of course come up here and click on the CMA button or save and set up a subscription perhaps or you know email the listings. Let’s say I want to go to a CMA click here I see all my CMA options and I can click and use all results. Click on there and it takes me into create a CMA, the full CMA, the quick CMA, a statistical CMA which has that one thousand and four MC in here for those of you who are appraisers. And you can continue on from here.

But let’s return to our search results because I want to show you that if I wanted to say get the comps for a potential buyer and they’re not interested in perhaps all the comps. Maybe they just want to see just the actives. You can always go in and edit the search and change it to whatever works for you and your client. Maybe you’re not running comps so much as just setting up a quick subscription. You can do that from here. So let’s say I just choose active and now I can email or save these. Save the search very quickly.

Give it a name active near mic as you can see I’ve done one before.

And then save and add that subscription. Easy enough. So again how did I get here? I’m going to click on Flex MLS and start from the beginning. I put my subject properties address or you could put in an MLS number up here. Just type that in and I can see the listing or I can go straight into a comparable search. Click on that and whatever my defaults are is what will show up here and then I can change things as I wish. Now as I mentioned before you can customize these defaults. What if you know you’re in a more rural area or you just want a bigger range always. You always search for one mile radius or a half mile radius, whatever it is. You don’t want to have to come in and change, you know, a different shape on the map or anything like that. This is just not going to cut it for you. Not a problem. We go into general preferences. Now I put it up here on my favorites bar just so you can see it, but most of you will not have it up there so in the menu you can find it. In the menu you can search for general preferences or you can just scroll down to the preference section preferences and there’s general preferences right there. Click on that and you’ll see lots of things that you can customize for yourself. And the last tab here is comparables. Click on comparables and you can change the radius. Maybe you want zero point three five miles or half a mile, two miles, whatever it is. And you can adjust a number of things in here, but maybe in bedrooms I always want a range of bedrooms from one less to one more. I just type that in. So I always want not exact match for bedrooms, but one less and one more. So if it’s a four bedroom house, it’ll show me everything that’s from three to five. If it’s a two bedroom house, it’ll show me everything from one to three. So that’s just going to be one less or one more that I’ve chosen for my parameters for bedrooms. And bathrooms maybe I want to do two less and or maybe let’s do one less and two more. They don’t have to be the same they can be whatever you like. Some MLSs have other statuses. You may want to choose active pending close and maybe you have a contingency status or maybe you don’t run actives. Maybe when you run CMAs you only do pending and closed. Whatever it is that works best for you, you can set up in here. I’ll go ahead and leave active on, but since I have changed other things in here, I’m going to click on save. Make sure you click on save so it saves your changes, your preferences.

So now let’s come in here and I’m going to put in that address again twelve thirty three and it pulls up the listings and there’s my comparable search. And I can click on comparable search for that address and it gives me that radius that I chose. And it gives me I have forty eight results there they are they’re just loading now. It gives me those three statuses that I selected. And of course, I can change the off market dates. The default is one year back. I can change that. And here’s my range of bedrooms and bathrooms right here. The subject property has four bedroom, four baths, so I’m going plus and minus one or one less and one more. And the bathrooms I picked one less and two more. So that is my range and I can still change these if I wish. Can always come in and change something, maybe do square foot here. Of course you saw you can do a percent of square foot in the general preferences. But you have all of this already set up for you just makes it easy, makes that one click comparable that much faster. Of course again I can come up and look at the list and see all the properties and decide which one I want to use. Maybe I want to use them all in my there’s my subject property. Maybe I want to use them all in my CMA or I want to deselect a couple. Maybe this one and this one aren’t a good fit. Now I’ve selected forty five and I can come up here and jump into a CMA. I can use my selected results into a full CMA, quick CMA, statistical CMA, and again I can say you know what this would be a great search to save for my client. Come in here save the search and move on save the search, set up a subscription, whatever it is that I want to do. But very quickly and very easily found comps around that one property. It’s awesome. Now there are two other places that this feature is available. Maybe you’re just in quick search. I’m going get out of that one and I’m just going to start a fresh new quick search. And maybe you’re looking at listings come to the list tab and I can easily just pick see the chevron there next to the MLS number. Just select that and I can see search comparables. Easy. Again it jumps me right into it. Or if I’m here and I’m looking on the detail tab, also you’ll see the little chevron next to the MLS number but here on the detail tab it’s also here. As you can see this little window pops up if you need help with a comparable search click here. So you have help. It’s right here along with whatever else your MLS has here on the detailed tab. It’s right here for everybody. Okay so that’s two other places. So again you can do the quick launch bar or if you just happen to be looking at listings on the detail tab you’ll find search comparables or whatever you’re in the detail tab or you’re in the list you can always go to the chevron and find search comparables here too.

What if I put in an address that is not in the MLS? Well, there’s nothing to compare to, so this one click comparables will not work for you, but you can always just go into quick search, of course. This is for if it’s not in the MLS already come down here to the lower right of your map in quick search click on the little red push pin and put in that address that you wanted to see and it’s fifty eight thousand and seventy eight.

Locate, use this location, radius search. More clicks, right? Not a one click, but it’s certainly doable and I can do now my zero point three five or whatever it is I want and create a radius, adjust all my parameters, add those pending and closed listings, etc, and run your comparables, but not quite as quick. A radius search is very quick in my mind but there’s nothing like having it where you can just put in an address and it already pops up and boom you’re there. So great feature. I hope you take advantage of it.

So you again always have help available.
