Coffee Break: Driving Directions In Flexmls

Good morning, everyone, and welcome to a webinar on driving directions for Flexmls. I’m Amy Long, your Flexmls trainer. Today’s webinar is intended to be a very brief session. I am going to demonstrate in Flexmls starting with search and results, and then I’m gonna show you how you’ll save your listings and a listing collection.

We’ll reorder the listings in Flexmls for the driving directions, and then I will show you how you will find that function and how you can view it once you’re in Google Maps. Today, I am using the Fargo Moorhead MLS as my example database.

So while some of the MLS may look or appear a little bit different, possibly different field names, that kind of thing from your MLS, I can assure you that the process that I show you for these steps will be the same. So let’s get started.

I am in Flexmls, and the first thing I’m gonna go do is go to Quick Search, and I’ve got Quick Search saved in my favorites bar. And hopefully, you remember the how to save favorites you’ll find all those functions under menu. You can star what you would like to have added to your favorites bar. So quick search is for one for me, and I’m just gonna click and this is gonna allow me to begin a search.

As always with Quick Search, everything you need to create your search is in one visual place on on your screen. So we have our map on the right side of the screen and my search template, including property type, on the left side of the screen. So I am gonna stick with residential today, but you will notice at the top, I have the option to select from various property types. This would be the same process for your MLS.

So if you wanted to you conduct a search or you’re looking at listings and maybe a multifamily property type or a commercial lease property type, something along those lines. Same process will apply. You just make sure to select the correct property type. Now I’m gonna use my map for this a little bit, and then I’m also going to use some of the fields. So it’s kind of a dual purpose search.

I’m gonna click view map, and what I’m gonna do is I’m just going to adjust my map just a little bit And the scenario I’m gonna use for this search today, whoops, I’m in and out and in and out kind of fast.

The scenario I’m gonna use today is I’m gonna say that my client is looking for kind of a more established neighborhood closer to the river, as you can see on this map, we have the red river that separates the border between North Dakota and Minnesota. I’m gonna stick on the North Dakota side so that will keep me in the Fargo area, but I’m also gonna use my map tools to kind of carve out an area.

Ideally, they’d like to be so many blocks from the river, closer to the river as possible is preference their preference, but we’ll see what we can find. So what I’m gonna do is I’m going to on the map toolbar, is I’m gonna select the polygon, which is gonna allow me to draw a free form shape in the area that I would like to conduct my search in.

So I am going to click on the shape and you’ll notice there’s a little blue dot now on the tip of my mouse. And this is gonna allow me to begin to draw my shape. So I’m just gonna kind of hug the river line and then go out a few blocks and kind of create a shape from going north to south. So I’m going to start here, here.

I’ll include that area. We’re gonna kinda hug this along the line down here, so it doesn’t look like there’s a ton of listings in this area, but I’m just gonna kind of hug this and draw. And every time I click, I make a point.

So then once I am done with my drawing, I need to double click, otherwise, I will not be able to end my shape. So I’ll double click, and now I am looking specifically within this shape, and I have a total of seven results.

So now what I wanna do is I’m in my residential, I wanna ensure that I look in the subtype of single family. And again, this is gonna differ a little bit from your MLS. I realize that. So I’m gonna look at only single family, which it looks like I was only looking at single family.

I also wanna update the number of bedrooms to a minimum of four bedrooms. And a total minimum of three total baaS. So that’s gonna take our results to five.

So I’m now going to up to view my results. Now at any time you can, make further modifications to the search. But I’m gonna kinda keep things fairly straightforward and simple for this demonstration.

So here are my five results, and I’m gonna take all five of these results by clicking this top square right here. So you’ll notice that each listing will have the option to select that particular listing. But what I wanna do right now is I’m gonna select all five, and I’m gonna go to five selected.

Now if there had been eight in this grouping or fifteen in this grouping, and I only selected five this would still be the same five. It just so happens that there were a total of five. So now what I want to do with my five listings I’m not going to spend a whole lot of time reviewing the data that’s associated with these listings, although you certainly can do so.

What I wanna show you is how we’re gonna set this up for driving directions. So the next step, and this is optional, you don’t have to do this, but I find this to be most beneficial to save the listings to a collection as it will allow you to use your app as well, and you can bring up your collection in your app.

So it’d be nice to have those collect listings handy while you are working with your clients, maybe you’re driving from listing to listing and looking at all the available options in the area that they would like to look. So with this, I’ve got my five selected, and I’m gonna come up to save, and I’m gonna save selected as. And this is gonna allow me to name a listing collection.

So I’m gonna call this Saturday showings. And let’s say we’re working with the Olsen family.

All six. Okay. So I’m gonna save this collection to my listing collections Simply save at the bottom, and now I’m gonna dismiss. So we have our listings now saved, and I’ll show you where we’ll find those in listing collections in just a moment.

But the second thing I’d like to do is reorder these listings.

So what I’m gonna do is I’m just gonna take a peek at the detail tab, and this will allow me to make adjustments so I can click and drag. So if I maybe I wanted to start on thirty fifth avenue north, and we’ll go kind of in a reverse. So we’re gonna start here, and then I wanna hit up Elm and I’m from this area, so I kind of know where I’m where I’m talking about, and, of course, you will like we have some indication of where you’re working with as well. Then I’m gonna come down to MeadowLark, and we’ll hit Actually, I’m gonna leave Metal in this position, and then we’ll hit up the two on Grand View Drive North and then shift down to a meta arc.

Believe it or not, it will make the most sense. So you can do this from Flexmls, unless you don’t have to, but you can. You can also do this when you are in Google Maps, and I’ll show you how to do that as well. But now we’re gonna take these five selected I did save them successfully to my listing collections, and I’m gonna shift over to the map tab.

So there’s several tabs up here. We have detail. Photos, I’m gonna shift over to map. And under the map, you’ll notice that there is a link for driving directions. And this is what we’re gonna wanna select. And if it’s easier for you to kind of gauge what you’re looking at depending on what type of area you’re in.

There are some areas that are a little easier to view and to kind of understand what you’re looking at. When you’re in that satellite mode instead of the traditional map mode of the map. Certainly, you can make those adjustments as well.

But I’m gonna come over to driving directions, and I can view this in Google Maps, which will open in a new tab, which I’ll show you in just a moment, you can also copy and paste the link. So if you wanted to maybe send this link to your client’s send them a text message with it, send a text message or an email to yourself with that link. You can do so.

But let me show you we will open this in Google Maps, and I’m looking at all five listings, not just one particular listing. All five. So this will open in a new tab, and now I am in Google Maps, and I have the order in which I started with for the five listings, and it’s gonna kinda show us which way we’re gonna go.

So if you wanna make any adjustments, maybe you thought you had things set up just so, and now you realize, I don’t know if that makes this much sense. Maybe I want to reverse my order or make adjustments to the location or your client called and said, you know what?

The one on thirty fifth, we’re no longer interested in viewing that particular listing and you can remove it from Google Maps. It would still be in your listing collection, but you could remove it from your route in Google Maps.

So you can send these directions directly to your phone whether regardless of what type of device you have you can send this link directly from Google Maps to your device, Apple, or Android, And here, again, you have the ability to make these adjustments. So if I wanted to start off on metal arc, I can just shift that up in Google Maps.

And now we would be starting down here, and we would be heading north and viewing the other two listings on Grandwood Drive North.

Okay. Let me shift back now to Flexmls, and I’m gonna close this out, and I just want to show you the listing collections. So I did say to successfully save our listing collections, and I called it the Saturday showings for the Olsens. So here you will have access to these collections, and what a collection is is it’s saving the listings. It did not save the search criteria.

So we never saved the actual search for the criteria that we set up. We just simply took those five listings that were available in the search and saved them. So now if there’s a listing that’s no longer wanted, like the thirty fifth avenue, we could certainly remove that from the collection.

But you will have access to your listing collections when you are in the desktop or laptop version of Flexmls as I am now, as well as when you are on the Flexmls Pro app, depending on which device you use, which platform either Apple or Android, and you will have access to both areas.

So if you save your listing collection in this version, it will be available to you in the map.

So that is as what I said it would be, it’s a very brief about fifteen minute webinar. Allow me to just show you real quick some of the help features that are available. And I’m gonna come up to the right side of my screen, and I am gonna go into Flexmls help. And this is gonna open in a new tab.
